Walls with no damp-proof course, or one that has failed

Many homes built before the late 1800s have no damp-proof course at all. In later Victorian houses the original slate or bitumen course can crack, or be bridged by raised ground, paths or render. Water then rises through the pores of the brick, stone and mortar until it finds somewhere to evaporate.

Salts do the lasting damage

Rising water carries nitrates, sulphates and chlorides. As it evaporates it leaves them in the plaster: white deposits, crumbling and blown plaster that come back after every redecoration, because paint was never the cause.

Cement render and gypsum plaster make it worse

Patching an old solid wall with cement or gypsum seals it in: damp climbs higher and salts gather at the edge of the repair. Older walls are best repaired with breathable, lime-based plasters that suit the original construction.

Treating damp without touching the finishes

The HUMIX system works on rising damp without cutting into the wall, without injecting chemicals along it and without stripping existing finishes. That matters where every change to the surfaces has to be agreed and recorded.

Listed buildings and conservation areas. If the property is listed, work affecting its walls, plaster or finishes may need listed building consent from your local planning authority (guidance from Historic England). In a conservation area, check with the council's conservation officer first. We go through your property's status with you before recommending any work, and if in doubt the check should be made with the council.

Questions about damp in Stretford

How can I tell if it's rising damp?

It shows at the bottom of the wall with a fairly even tide line, white salty deposits, paint that bubbles and plaster that crumbles. It doesn't depend on the weather and comes back every time you redecorate.

Do you work on period and listed properties?

Yes. Older walls in red brick with lime mortar and plaster need a different approach from a modern house: we work without cutting into the wall and without knocking anything down. If the building is listed or in a conservation area, some work may need consent from the local planning authority, so we check that with you first.

Why does new plaster keep failing after a few months?

Because the plaster is the symptom, not the cause. While water keeps rising and carrying salts, any new finish breaks down. If the repair was done in cement render or gypsum plaster, which don't let the wall breathe, the damp can climb even higher.

Is condensation just poor ventilation?

Often, yes. Moisture from cooking, showers, drying clothes and breathing builds up and settles on the coldest surfaces: corners, ceilings and around windows. It's solved with ventilation and air exchange, not by treating the wall.

Is black mould harmful?

Mould can affect health, especially for people with asthma, allergies or breathing problems, babies and young children and older people. Cleaning it off rarely stops it coming back: what matters is removing the moisture that feeds it.
